Anyone know how to get grants?
Specifically to rehab a set of rowhouses in my neighborhood that have been on and off the market of about 6 years now and it's most recent listing was for $3500 and I can potentially buy it for $1 because it's owned by the city.
![]() (original size photo - huge) I've got construction and rehab experience and have friends that would be willing to help and rent it from me when it's done. It's a beautiful building and I don't want to see another building in my city be demolished due to lack of care. It's most recent owner tried making each house(there's 4, if you couldn't tell) into duplexes for a total of 8 units, but I'd want to bring it back to the original 4 units. I'd probably end up living in one with a few close friends and renting out the rest.

Crazy arse block of flats. If it was in London I`d squat it.
What sort of roof does it have and how fucked is it? Everything else can wait but if the roof is fucked and you can`t fix it straight away I`d leave it alone. In the UK you`d want a lesbian Urdu yoghurt weaving association as a front to get funding. In the US you might have to try a slightly more right wing approach, IDK. Is there any funding available for social projects now that you`ve got a funky new president? Good idea anyway, definitely follow this up man.

for government grants, you have to register for one:
Grants.gov - Get Registered but for $3500, couldnt you just take out a small loan? but the way banks are these days, probably not. |

That's doable for the house, but probably another 150-200k for the reno costs. There's no way I'd get a loan for that. Wouldn't even want to really.

make a non profit foundation called "The American Housing Renewal Association" with a board of directors and secretary and treasurer (you and your friends) and all that, write a mission statement using phrases like: "community centered initiative" and "utilize a dynamic proactive paradigm" and print up a glossy pamphlet with pictures of people wearing straw hats and eating apple pies to send in with your grant application and sit back while the govment money starts rollin in

that kind of thing really does work. ppl do that kind of stuff all the time: think tanks, charitable organizations, societies to raise awareness and associations to influence public opinion are all examples that ppl just start for n other reason than to get grants or tax credits or whatever...
theres a price to pay tho, once you accept gov money you have to follow every bullshit rule and jump through hoops and all kinds of pointless stupid stuff that comes with the insane bureaucracy of the government babylon system. so theres that to consider... but if you have a registered organization with a bank account and everything your chances are good for success at grant money, especially if its for something worthwhile which your is. also your summer camp idea would work this way. |

not worth it.
I used to inspect homes for hud and a city (clearfield). You might be able to get demolition money from the city tho.

I would say 150-200k is being very light on the repairs for fixing that up, that looks like it'll need a shitton of structural work.

Once you own it, there's taxes....permits to build/remodel in Clearfield were 1% of estimated construction cost.
electric and plumbing...you can do the work but still need someone licensed in the trade to certify your work (for insurance)... oh you need insurance too. You need to do a title search...to insure there no liens against the property. In Pittsburgh a "certificate of occupancy" must be issued for a property (per unit)(each apt.) meaning a building inspector has to approve each apt. for living...before the electric company will turn the power back on after 1 year vacancy.

I just got back from city hall, they won't let me get it for cheap because it's 4 residencies and is considered a "commercial" apartment. They only homestead(sell for a dollar) 1 or 2 family residencies.
Lammmeeee And to top it all off they won't even set up a meeting about it unless we already have guaranteed funding.
