I can't get no...
I'm starting to dig what Mick Jagger was saying about being on a never-ending losing streak, and being unable to find satisfaction. I don't feel like a kindred spirit, because he was a huge success and multi-millionaire when he wrote that shit, but I can totally dig the feeling that life is against you.
I mean, NOTHING is going right right now (not financially, anyway). It's like I'm jinxed. You know in May when the market crashed? I was in a short position that day, and got out an hour and a half before the market dumped, because it had temporarily turned up. I made $800 instead of $8000. Before and after that, for the past year, I have missed every trend, even the one's I predicted, because of bad timing, and the need to get out in order to have free cash to make rent. I have a house for rent, as well, and have been losing money on it for the entire 3 years I've had to deal with it because I had to evict my first tenant (and fix about a grand in damages) and then do another three grand of work on the house with the current tenant who is now asking for a 20% reduction in rent or he'll move out (I'm already losing money, and now he wants me to pay him more to live there). Everyone else I know who rents LOVES their fucking tenants. Back in the 90's I made more money than I do now. I don't just mean adjusted for inflation either. I probably made, in my last job, less than 1/2 of what I made when I was fucking 25 years old, and I'm in my 40's now. I have a degree from a prestigious school, an I.Q. in the 99th percentile, and so many marketable skills it's rediculous, yet I can't seem to make enough to save a few bucks every month, let alone enjoy a few luxuries like a nice car or running the A/C without worrying about having enough to pay the electric bill. Now, I HAVE been pretty lucky with family (at least, the one I married into), so I'm not saying my life sucks. However, being a sufferer of anxiety and depression, it WOULD BE kinda nice to get a break, at least enough of one that I could feel SOME degree of financial security, instead of the constant "dangling by my fingernails" condition that has become my worsening fate over the years. You can only let money and possessions worry you to a certain extent, and then you just have to agree to laugh the rest of the way. It's moot. Reevaluate, maybe? Whether it's reevaluating your budget, or just your attitude towards life/the things in it ... don't know. But take the focus off of the shit. Doesn't go too far in my estimation, except maybs heart disease.

5 bedrooms, 4 bathrooms, 1/2 acre and a pool for $2500/mo. It just covers taxes, mortgage, etc. My profit per month is like $50, if there are no repairs or other issues, which there always are.
Where are the tenants like me hiding out at? You know, the ones who would rather not deal with the landlord at all, so they just pay their rent and mind their own business? I swear to god, it's like the whole world thinks it's okay to ask and/or muscle me for shit, and the more I just want to get along, the more they fuck with me. Oh, and I also pay for a gardener and pool service, since I don't want to deal with tenant neglect. Maybe they figure I should have thrown in an ass wiping service.

The house is in Las Vegas, actually, which makes me think that Grieves' idea is even better than originally suggested.
I can probably find someone else. It's just a hassle. And I'm sick of hassle. It seems like the minute I have something, or some power, that others want, they're all over me about it, while I'm courteous and self-respecting enough to leave others alone most of the time. Sounds like you're at another level man, like you've been living with this for awhile.
Maybe you just want to get it out, that's a good start. It doesn't take much for things to start going your way, and momentum is pretty cool. Maybe you need to be a little selfish, think of teh rev, be teh rev. Make yourself happy. You aren't responsible for anyone elses happiness but your own. Anxiety tends to be an issue for long term pot smokers, just sayin', and loving .. |

Well I can't comment on most of your post, but I'm kind of there myself so I know how you feel. (having an asian wife constantly on your back about it doesn't help either) but I just wanted to comment on your tenant.
Firstly, I'm not sure what the renters rules are like out there or anything, but I was floored when you said he was asking for a rent decrease or he'd move out! If that was me I'd immediately give him 3 options: 1. Rent can stay the same, and we can forget this conversation ever took place. 2. I can raise your rent by 20% 3. Rent or GTFO. I know you don't want to deal with the hassle of getting a new tenant and all that, but the bottom line is, it's YOUR place and you're letting this guy shit on you. Remember THEY are the tenant and YOU are the LandLORD. Hell, give me the number and I'll tell the bastard myself. OK, now that I have that out of my system... Have you given any thought to any other ways you can market the house? Since it's in vegas (or close to) I'm thinking you can probably maximize your profits by advertising it (and turning it into) a time share? Being in such a touristy place it might not be a bad idea, but that's just a suggestion. I'm no real estate expert (though my aunt is)...I really just wanted to rant about your bastard tenants. ![]() I'll have to keep it in mind if I'm ever down there...my company has a branch in Sparks so it's not outside the realm of possibility.

but seriously. put your foot down. and tell your tenant that rent is actually going up 20% because you make no profit off of it and know tons of nicer cleaner people that would love to live there.

i dont think you can just raise rent like that (assuming he signed some kind of lease), but you should definitely tell him to shove his 20 percent reduction up his ass

Patience my friend.
You are on the downhill of the roller coaster, you will start climbing again. Hopefully sooner than later, but it will come in time.Just be patient, enjoy life as much as you can for now, and when it gets better you will appreciate it a lot more than you did when you were younger.

I do what my landlord does, I raise rent annually based on the CPI. If it goes up, then I increase it the same amount (which would be about 2.5% for the last year). He's just hurting because of a pay cut, which I understand, but I don't see why it has to be my problem instead of his.
I hope you are right, Being. Because this downhill trip has been going on for some time now. I suppose, tho, if I get the same amount of time on the uphill (15 years or so), I guess I can make something of that, and all will be worth it. ![]() The Rev |
